Robert has been involved in urban design and master planning projects in NZ and has won design competitions run by local Authorities including the Taupo District Council. This has led Robert to develop his ‘big picture’ conceptual skills and Project Management skills to a very high level. In recent years Robert has worked on the following major residential development projects as Master Planner and Project Manager.

The development of the Holyoaks Residential Subdivision at Kinloch Taupo, a subdivision completed in stages, including some 295 residential lots but including recreational reserve spaces, Cafes and Sports facilities for the community.

This is a development in a very sensitive and serene lakeside setting with a trout spawning stream running through the development property and critical storm water and wastewater issues to overcome. The project was completed after some 12 million dollars capital expenditure and requiring some 12 Resource consents from the local authorities.

The project was completed successfully to a very high standard and managed within the cost budgets set by the development company. Holyoaks stands today as a wonderful example of Robert’s sensitive response to a pristine environment in a beautiful and residentially appealing lake side environment.

The conceptualizing and master planning of the Grandview Estate at Acacia Bay Taupo was undertaken in 2003-2004, and this high quality gated residential community stands today as one of Taupo’s finest residential developments. It is located on the highest hills above Acacia Bay and has breath taking views in all directions. Hence the name Grandview.

This visibility of the Estate from many vantage points has required strong consideration of the visual impact in the context of the outstanding landscape of Lake Taupo. This issue was very critical in obtaining planning consent for the development to proceed. Roberts design and management skills in this regard have led the client through a challenging Resource Consent process to establish the first stage of the Estate of 17 quality large residential lots. A second stage of 10 residential and development lots has been consented in the last year, which creates the opportunity for further development of the Estate.

Robert is currently managing the Resource Consent (RC) process for a stage 3 Tourist lodge project on 25 acres of the prime remaining land. The project includes lodge and Chalet tourist accommodation, a large residence, animal farm and bird sanctuaries, helipad and a chapel and intensive landscaping.

The RC process has required further attention to the visual impact of the development on the landscape and the integration of the tourist component into the residential Estate. It has also required high quality solutions to wastewater treatment in this prime lakeside environment for which local authorities have rightly set high benchmark standards for nutrient effluent discharges from developments to protect the water quality of Lake Taupo.

Robert is currently managing the wastewater consent application for the Tourist development planned to the Waikato Regional Council, and over the last 6 months has spent considerable time researching the market solutions and availability of tested systems dealing with nitrogen extraction that meet the testing standards of OSET NTP at Rotorua and Waikato Regional Council.

Robert is also aware of the nitrogen testing bench marking of rural properties and has
worked through this process with Regional Councils in the North Island.
